Are you a wholesaler who is looking to build connections with a real estate investor who can purchase your contracted single family, multifamily, or commercial property?  Fran Legacy purchases properties from sellers who are open to seller financing.  Seller financing options are great alternatives to sell houses that are under distress or in danger of foreclosure, fully paid off properties by the owner who are looking for passive income, or any other seller who is looking for methods of passive income without the hassle of property management.  

The Seller Financing options Fran Legacy typically invests in consist of:
 

1. Subject-To - The seller sells the house to the investor, sometimes with a down payment.  However, the seller would keep the current mortgage with their current bank, and Fran Legacy would pay the mortgage for the seller.  Once there is enough equity in the house, Fran Legacy would payoff the remaining balance with a cashout refinance or DSCR loan from a lender.  Term length could be from 1-20 years depending on preferences of the seller and other factors.
    

2. Seller / Owner Financing - The seller of the house acts as the bank.  First an overall purchase price, interest rate, down payment, and other terms would be determine.  Then Fran Legacy would pay the down payment (if any) plus monthly payments (like a mortgage payment), until enough equity is built in the house until Fran Legacy can then open a typical mortgage with the bank and pay the seller the remaining balance with the bank mortgage.  These typically have a balloon payment to pay off the mortgage in 1-20 years, depending the preferences of the seller and specifics to make the deal work for both sides.  This type of seller financing option is great for sellers who do not need all the cash up front from selling the house, and like making passive income without any hassle of managing the property or renters.  Fran Legacy is responsible for all maintenance and renters as I would be the owner of the property.
    

3. Other Seller Financing - Not all contracts are the same.  If the seller is open to other seller financing options or terms, we would love to have the conversation and see if we can help purchases the property with other creative terms.  Not all deals are possible, but we attempt to.
